However, it is possible to come across one that does not require expensive home improvements.
If you’re trying to build your investment portfolio, residential real estate (as well as other types of real estate) will help give some diversity to your investments. This is especially true if you have both single- and multi-family residential properties. Having investments in different types of properties better protects you from the ups and downs that come with the real estate market. It may not seem like it, but it’s considerably less risky to invest in different types of properties. Being the owner of a residential rental property, you are essentially the landlord. There’s the con of potentially having to deal with difficult tenants, but the tenants will not be your only responsibility. You do have the option to use a property management company, but because this is a service, it will cost you money.
There are many more advantages and disadvantages to investing in a residential rental property, and you must weigh out all of the costs and benefits for yourself.
